Chimney Masonry Repair

Brick and mortar fail in different ways for different reasons — telling a surface problem from a structural one is the whole job.

Masonry repair covers the brick and mortar of the chimney: replacing spalled or damaged brick, rebuilding small deteriorated areas, and addressing joints. The key distinction is between a localized, surface-level issue and a sign of structural movement. A few spalled bricks from water and freeze cycles are repaired in place; a chimney that's separating from the house or leaning is a different, larger conversation. We look closely enough to tell them apart before quoting.

What homeowners notice

  • Faces of bricks flaking or popping off (spalling)
  • Cracked or crumbling mortar joints
  • Gaps opening where the chimney meets the house
  • White efflorescence signaling water moving through the masonry

How we diagnose it

  • We separate cosmetic and surface damage from structural warning signs
  • We check whether water is the driver and where it's entering
  • We assess mortar condition to see if repointing will bond well
  • We look for movement — leaning, separation, stair-step cracking

Your options — and their limits

Brick replacement

Swapping out spalled or damaged brick and matching to the surrounding masonry.

Tuckpointing / repointing

Renewing failed mortar joints — often paired with brick work.

Localized rebuild

Rebuilding a small deteriorated area rather than the whole structure.

What affects the price

We don't post flat prices, because an honest number depends on what we actually find. These are the factors that move it:

  • Extent of damaged brick and joints
  • Brick and mortar matching
  • Access and working height
  • Whether water repair is needed to stop recurrence

When to stop using the system and get it evaluated

  • Leaning, bulging or separating masonry — that's structural, not cosmetic
  • Large sections of missing brick or mortar

How to prepare for the visit

  • Photograph the affected areas up close
  • Note whether the damage is spreading over time

Questions homeowners ask

What causes brick to flake apart?

Usually water — it soaks into masonry, and repeated wetting and drying (plus salt air near the coast) breaks down the brick face. Fixing the water source matters as much as replacing the brick.

Is cracked mortar urgent?

It depends. Hairline joint cracks are common and planned work; stair-step cracking or gaps that are widening can signal movement and deserve a prompt look.
