Chimney Waterproofing

A breathable water-repellent helps porous masonry shed rain instead of soaking it up — but it's not a fix for a leaking crown, cap or flashing.

Brick chimney exterior that sheds water off sound masonry

Brick and mortar are porous, and in South Florida's heavy rain and coastal humidity they can absorb a surprising amount of water — which then drives spalling, efflorescence and interior dampness. A quality breathable water-repellent lets the masonry release moisture as vapor while shedding liquid water off the surface. The critical honesty here: waterproofing treats porous masonry. It does not fix a cracked crown, a failed cap, or bad flashing. We only recommend it where it's the right tool, and we fix structural water paths separately.

What homeowners notice

  • Masonry that looks dark and stays damp after rain
  • White chalky efflorescence on the brick
  • Early spalling — brick faces beginning to flake
  • Musty dampness that isn't traced to a specific crack or flashing failure

How we diagnose it

  • We confirm the water problem is absorption through porous masonry, not a discrete leak
  • We check the crown, cap and flashing first so we're not masking a real leak
  • We assess whether the masonry is a candidate for a breathable repellent
  • We identify any joints or cracks that need repair before treatment

Your options — and their limits

Breathable water-repellent

A vapor-permeable treatment that repels liquid water while letting the masonry dry — the correct type for chimneys.

Repair then treat

We repoint or seal cracks and repair the crown/cap first, then waterproof, so the treatment works on sound masonry.

What affects the price

We don't post flat prices, because an honest number depends on what we actually find. These are the factors that move it:

  • Chimney size and surface area treated
  • Any repointing or crack repair needed first
  • Access and height
  • Product selection

When to stop using the system and get it evaluated

  • You're relying on waterproofing to stop an active leak from flashing or a cracked crown — that won't work and lets damage continue

How to prepare for the visit

  • Note whether the masonry darkens and stays wet after rain (absorption) versus dripping at a specific point (a leak)
  • Let us address any known crown, cap or flashing issues in the same plan

Questions homeowners ask

Will waterproofing stop my leak?

Only if the leak is porous masonry soaking up water. If it's a crown crack, a failed cap or bad flashing, waterproofing the brick won't help — those need their own repair. We diagnose before recommending it.

Won't sealing the brick trap moisture inside?

That's why we use breathable, vapor-permeable repellents rather than a film-forming sealer. The masonry can still dry outward; it just stops absorbing liquid water.
